Getting Started
A step-by-step guide to creating your first listing on Rent Ops, from setup to your first booking.

Create your listing
- Go to "List your property" from the navigation menu
- Choose between Short-term Rental or Long-term Lease
- Add a compelling title — be specific about what makes your place unique
- Write a detailed description covering the space, neighborhood, and what guests can expect
- Select the property type (House, Apartment, Condo, etc.) and enter bedroom/bathroom counts

Add photos
- Upload at least 5 high-quality photos (JPEG, PNG, or WebP)
- The first photo becomes your cover — make it count
- Include shots of every room, outdoor areas, and special features
- Use natural lighting and shoot during the day when possible
- Show the view, the neighborhood, and nearby attractions

Set your pricing
- Research similar properties in your area to set a competitive base price
- Consider adding a weekend premium for high-demand nights
- Set a cleaning fee that covers your actual cleaning costs
- Choose minimum and maximum night stays that work for your schedule
- For long-term rentals: set monthly rent, security deposit, and lease terms

Configure your calendar
- Block out dates when your property is unavailable
- Set check-in and check-out times that allow for cleaning between guests
- Enable Instant Book if you want guests to reserve without approval
- Keep your calendar up to date to avoid double bookings
- Plan ahead for seasonal availability changes

Prepare for guests
- Write clear house rules covering noise, smoking, pets, and parking
- Create a welcome guide with Wi-Fi info, local restaurants, and emergency contacts
- Stock essentials: fresh towels, toiletries, coffee, and basic kitchen supplies
- Set up a self-check-in method (lockbox, smart lock) for flexible arrivals
- Respond to booking inquiries within 1 hour to improve your response rate

Publish and promote
- Review every detail of your listing before publishing
- Click "Publish" to make your listing live and searchable
- Share your listing link on social media to attract your first bookings
- Ask early guests for honest reviews to build your reputation
- Monitor your booking analytics and adjust pricing based on demand
