Tips for furnishing a rental on a budget
I just signed a lease on a 2BR that I want to list. Budget is tight β maybe $3K for everything. Where do you all source affordable furniture that still looks great in photos?
How long did it take to get your first booking?
Listed my place 2 weeks ago and no bookings yet. Is this normal? Starting to worry I priced too high or my photos aren't good enough.
What amenities are actually worth investing in?
I see hosts recommending everything from smart locks to espresso machines. What actually moves the needle on bookings vs. what's just nice to have?
Self check-in: smart lock vs. lockbox?

Is it worth hiring a professional photographer?
Quoted $250 for a professional photo shoot. My iPhone photos look okay to me but everyone says pro photos make a huge difference. Worth it for a first listing?
What insurance do I actually need?
My homeowner's insurance agent said they won't cover short-term rentals. What policies are you all using? Is platform protection enough?
First guest left a 3-star review β should I respond?
They said the place was "fine but nothing special." I'm crushed. Should I respond publicly? What do I even say without sounding defensive?
Cleaning between guests: DIY or hire someone?
I can clean my own place in about 3 hours. But with back-to-back bookings, I'm worried about burnout. When did you all decide to hire a cleaner?
